Seller Checklist
 

 

AS SOON AS THE CONTRACT IS EXECUTED:
THE SELLER (or Realtor) SHOULD FORWARD THE FOLLOWING TO MY OFFICE (FAX 864-287-1060)
  1. Copy of the Warranty Deed or full legal description and names as shown on the deed
  2. Previous owner's name
  3. Payoff information  (release, account number, payoffs contact number, Social Security numbers, Lender's payoff address) (Note:  If the seller orders an automated payoff from the lender, the payoff must be faxed directly from the lender to my office Fax # 864-287-1060)
  4. Copy of last Tax Bill and paid receipt
  5. Copy of the plat of survey
  6. Seller's full legal name(s) as they appear on their driver's license and any alias
  7. Current legal residence address
  8. Contact phone numbers (home, work, cell, and a fax number where the seller can receive a copy of the HUD)
  9. Email address
  10. Order a Termite Letter  (A full copy should be faxed to our office and originals brought to Closing)
  11. Seller's Social Security number(s) 

 

SELLER SHOULD BRING TO CLOSING:
  1. Driver's License and Social Security Card for each person shown on title (deed)
  2. Original Termite Letter
  3. House keys, garage door remote, appliance manuals, ect.
  4. Every person on the deed must come to the Closing unless a Power of Attorney specific to the subject property is prepared by my office and then executed at another Attorney's Law Office.  Please remember that in Georgia the POA must be property specific.

 

REALTOR SHOULD BRING TO CLOSING A COMPANY CHECK FOR THE EARNEST MONEY MADE OUT TO:
